How it works

Book a slot
Give us the address, number of gas appliances, and ideal time. We confirm same-day or next-day in most cases.

Inspection
We test every gas appliance: boiler, hob, oven, gas fire. We check the flue, the pipework, and run safety tests on each.

Identify any issues
If anything fails, we explain it clearly: what's wrong, what regulation it breaches, what it costs to put right. You're never under pressure to use us for the repair.

Issue the certificate
If everything passes, you get the CP12 emailed within an hour. Print, file, send to tenants — sorted.

Is a CP12 the same as a boiler service?

No. CP12 is a legal safety check. A service is more thorough maintenance. Both can be done in one visit if you'd like — the combined price is £150 (saves £14).

FAQ-02

What's covered for £75?

Up to 2 appliances. Each additional appliance is £15 (e.g. boiler + hob + oven = £75 + £15 = £90).

FAQ-03

What happens if it fails?

We document the failure and explain what's needed to fix it. We don't issue a CP12 until the issues are resolved. You're free to fix them with us or anyone else Gas Safe registered.

How quickly can I get one?

Often same-day if booked before 11am. Otherwise next-day. We know landlords usually need these in a hurry — we keep slots open for them.

Do tenants need to be present?

Not necessarily, but someone needs to let us in. Many landlords use a property manager or arrange tenant access in advance.
